Tregaskis St., Vallejo CA - View images

This Project was for an investor who wanted us to locate and build on a single in-fill lot in the Solano County area. We found him this little 25' x' 100' lot in Vallejo that was left unbuilt for 50yrs. due to it's size. We designed a nice solution that included a 1150sq. ft., two story 3/2 home with a one car garage. This home is completed in 2006.

This group of investors each wanted to build a home, but could not find a property that was in their price range and area of interest. We assisted them in purchasing this 1 acre parcel, subdivided it into four lots and built two homes. Once the homes were sold we helped them draft a plan to further divide one of the remaining parcels and assisted with the sale to another investment group looking to build. The homes were built over garages and additional living space since the property has a upslope to the rear (YES WE CAN BUILD ON A HILL).

This site was a challenge in that it was a property that had dual zoning and the owners wanted to build a home in the rear of their commercial building. We spent a good deal of time working with the city to do something that the owners were unable to do with others for many years. The home was completed in 2007. This is a stock plan. They now enjoy living close to their business while maintaining their personal lives separately.

This homeowner contacted us because she felt she was getting the run around by both builders and the county. She wanted to have a place for her daughter to stay on her 5 acre property, but was unsure about what she needed to do and how to do it. We built her a 1300sq. ft. guest house for her daughter that uses the existing well, but has its own septic system. Completed 2006

We met this homeowner at a show after they were researching their options to provide a home for their parents, who lived in Arizona. Both parties wanted to keep their privacy, but also knew that the assistance in future care was a concern. We developed a "Handicap Friendly" home that will was placed in the rear yard off the private lane.

After a few meetings with these homeowners and their parents they were unsure about moving forward. We convinced them to come to a show and see one of our homes and that was all they needed. The parents quickly sold their home and we went to work on designing the home that they wanted. The project was completed in 2007 without looking at the quality of our homes.

We were getting our show home ready to ship out the day after our show in Pleasanton and this fellow stopped by as he was passing the fairgrounds to see the "little house". He wanted a rental unit that could offset his building expenses and improve his property value. While the property was large enough to allow for a second unit, there was limited access to the rear. So this two section, 600sq. ft. home was craned into the rear yard, right over the house. This home was completed in 2007.

This homeowner found out about us through a trade show coordinator. She need a place for her aging parents to stay, but be close enough so she could assist them now that they are getting older. We attached an 840sq.ft. home to her existing garage and even the inspector was amazed that we were able to do this with factory housing. This project was completed in 2008

This couple has a son with disabilities and they wanted him closer to them to aid in his care, but also wanted to provide a safe living environment that supports his independence. The plan is a 643sq.ft. home that was done in two months. The main house is a Cape Cod design, so we built a miniature version that was placed to the right side of the main home. This home was done in 2007

This family was facing a situation that we see a lot of. The cost of living within the area they work is higher than their income can support. So the mother and daughter decided to place an additional home on the property that the family owns. Who got the new house was quite the debate, but the plan and build turned out to be a unanimous success by all the family. We built a 720sqft second unit addition off the rear of the home with completely independent services. The structure was attached with a small breezeway with adjacent courtyard for outside entertaining. I can see them outside enjoying a nice cup of tea as we speak! This home was completed in 2009

This Mother daughter team was looking for properties in Napa that they could build a second unit on so we assisted them with the building requirements to aid in locating the right home. Once they purchased the home we went to work on designing a second unit with attached garage to meet the mothers needs as a Champion dog breeder. The result was a beautiful 640sqft home and garage that she and her little companions enjoy. This home was completed in 2009

When the Resident director opened the Sunday paper one weekend in 2007 he noticed a article about us installing a new unit for a client in the Bay area. The next day he called me to tell me he needed two homes for visiting researchers and wanted to cut through some of the red tape typically associated with site building (not to mention the cost). We helped him with both. He got two new homes within a couple months and this was no easy task. We had to travel 23+ miles down windy Carmel Valley road, only to be treated to the real challenge of bringing the homes onto the site. This included crossing 2 low creeks and maneuvering around countless trees with only an inch to spare. Needless to say both homes made it up and he is very happy with the outcome. These homes were completed in 2009.

When we got the call from this client she felt that that someone else was trying to take advantage of her. She was correct, at least from my point of view! We provided her with the plan she selected and all the amenities at a 30% savings from the other source. We quickly got to work and built her home for growing family. She was completely thrilled with the home and savings and was able to afford the furnishings necessary to make it her dream home. This project was completed in 2008.

Late 2009 we got an email from this client that wanted to add a second unit on her property for herself so her son could take over the main home. We determined that the best solution for her was an attached 640sqft design that would extend off the rear of the garage. We drew it up and got it approved late 2009 and finished it early 2010. She was thrilled at the pace we managed to build and is now living happily in her new home.

We actually met this client through another client we were presenting a home build to and they liked the idea so much they decided to also work with us. The goal is for this home to be the residence of the property owners mother. He decided to build a 1000sqft. home in the lower open area of their 1 acre lot. Because this property Is in the Wildland Urban Interface area, we need to equip it with fire sprinklers, tempered glass and a flame retardant exterior & venting system. The main home also needs some utility service upgrades so we are working on that as well. This project broke ground in March of 2010 so we will post images as it progresses.

I met this client about a year ago when he was exploring all his options to build a second unit on his property for his mother. A year later he circled back to me to help him try and move the project along since an architect he was working with wasn't delivering the desired results in a timely fashion. We stepped in and quickly got the project moving forward. This project is expected to be approved in March and we will break ground as soon as we are able.

As a true testament to the unique offering we provide this retired architect enlisted our services to design him a small second unit to place on his daughter's property. She and her husband selected a location where an older garage exists and needs to be torn down. We worked on a plan that met all his needs while maintaining the open usable space in the rear yard. The plans are submitted and we are expecting to break ground as soon as the city releases the permit.

Big beautiful Oaks and a small home with detached garage are all that have existed on this inner city lot for decades. The owner has decided to build a little second unit for himself and let his son take over the main house. The City only will allow him a 390sqft second unit so we had to work especially hard to make that space both functional and open. With a little creativity we were able to design the perfect solution while working within the confines of the City code. The plans are being finalized as I write this summary and we hope to get this project completed during the summer months.

Don and Teresa contacted us because they purchased a lot in Santa Cruz and wanted someone to help them design a small 800sqft home and detached garage that would exceed the tough Green Building standards, but remain affordable. Since they live in Southern California they needed someone who could handle the entire process from design to deliverable.

Beverly contacted me while we were finishing up our Danville project, so I invited her down to see what we do. Her daughter fell in love with the home so we immediately went to work on designing a 375sqft Backyard Home for them. The panelized construction project was approved late February and we just broke ground so look for the completed project sometime in May.
